Gas Safety Inspections & Landlord Gas Safety Certificates

Helping keep your home, tenants and gas appliances safe

If gas appliances are not installed or maintained properly, they can pose a real risk to your home and everyone in it. At Willis Heating Ltd, we offer professional gas safety inspections for homeowners and landlords in Seaford, Newhaven, Peacehaven, and Lewes.

Our Gas Safe registered engineers will check your gas appliances and installations, spot any safety issues, and give you clear advice on what needs to be done.

If you’re a landlord, we can handle the yearly gas safety inspections required for rental properties and provide you with Landlord Gas Safety Records, also called CP12 certificates.

Gas Safety Inspections for homeowners

You don’t need to be a landlord to have the gas appliances in your property checked.

A gas safety inspection can give you peace of mind that your boiler, gas fire, or cooker are working safely and that there are no clear issues with your gas setup.

You may particularly want to consider an inspection if:

  • You’ve recently moved into a property
  • You’re unsure when the gas appliances were last checked
  • You have older gas appliances
  • You’re buying or selling a home
  • You’ve had alterations or building work carried out
  • You have concerns about the condition or operation of a gas appliance

During the inspection, we check your appliances and installations to make sure they’re safe. If we find anything that needs more attention, servicing, or repair, we’ll let you know.

Gas safety isn’t the same as boiler servicing

It’s worth understanding the difference.

A gas safety inspection mainly checks if an appliance is working safely at the time of the visit. A boiler service is a deeper check and maintenance, following the manufacturer’s guidelines.

Depending on how old your boiler is and its condition, it might be a good idea to arrange both checks.

Landlord Gas Safety Certificates (CP12)

If you rent out residential property, you have legal responsibilities for the safety of the gas appliances, fittings and flues you provide for your tenants.

Landlords must arrange an annual gas safety check on each gas appliance and flue they provide for their tenants. The check must be carried out by an appropriately qualified Gas Safe registered engineer. Following the inspection, you’ll receive a Landlord Gas Safety Record, often referred to as a Gas Safety Certificate or CP12 which records the results.

If you want to book a gas safety inspection for one or more properties, just contact us and we’ll arrange it for you.

What does a landlord gas safety inspection cover?

Depending on the gas installation and appliances within the property, our engineer will carry out the appropriate safety checks, which can include checking:

  • Gas appliances for safe operation
  • Flues and chimneys serving gas appliances
  • Ventilation requirements
  • Appliance operating pressures where appropriate
  • Safety devices
  • Evidence of unsafe operation or combustion
  • The general condition and safe functioning of relevant gas installations

We’ll provide a record of the inspection and explain any issues we find.

What happens if we find a problem?

If we find a fault, it doesn’t always mean the appliance has to be replaced.

If we spot a problem, we’ll tell you what it is, let you know if it needs urgent attention, and explain what we suggest doing next.

Our experienced team at Willis Heating can handle most repairs and fixes needed, so you won’t have to look for another contractor.

If an appliance is unsafe, we’ll follow Gas Safe procedures and clearly explain what this means for you.

A straightforward service for local landlords

We understand that landlords want gas safety inspections done reliably and with as little disruption to tenants as possible.

We work to keep things simple, offering convenient appointments, clear communication, and all the right paperwork after the inspection.

If you have several rental properties nearby, ask us about arranging their yearly inspections together to help keep your gas safety needs organised. You will receive a copy of the Gas Safety Record which you can provide to your tenant as required.

Gas Safe Registered Engineers

Only an appropriately qualified Gas Safe registered engineer should undertake gas work.

Our engineers at Willis Heating have the training and experience needed to inspect, service, and repair home gas appliances safely and professionally.

You can check the Gas Safe Register anytime to make sure an engineer is registered and qualified for the job.
